Family Home

Ben & Elise are a young family who had been looking for 12 months prior to engaging us. They have 2 kids and were sick of all the open homes and lost Saturdays. We worked with them for 4 weeks, looking at multiple properties on and off-market. There was a bit of urgency because their end of lease was coming up. We secured an architect designed home for them, pre-market before the first open home. We paid $1.26m. It would have gone for $1.4m if it had gone to market. That property would probably be worth $1.5m now.

Out Of Town Buyers

James was an international buyer based in Japan who had been looking for about 12 months prior to engaging us. By the time he was calling agents about properties, they were already sold. He was also finding properties in the sold section, he had never heard about. Within 2 weeks of engaging us, we presented about 14 on and off-market properties. We secured an off-market property for him within 2 weeks. We paid $850K for a cottage with city views. Another property recently sold on the same street for close to $1m (it had no views & was on a sloped block).

Portfolio Building

Jason was an interstate investor looking to build a portfolio in Brisbane. He wanted to spend under $400,000 to begin with. We managed to secure a property for $315,000 that was renting for $380pw. Four months later the bank valuation came back at $380,000. We reinvested into a duplex for $480,000 that was renting for $600pw (6.5% yield). Shortly after we found another property for him. A 805m2 property with sub division potential, which he is holding for capital growth.

Access

Keagon engaged us to find a home for his parents. We were engaged for about a week, and had already sent a list of on & off-market properties. However he found a property online and got in touch directly with agent, who said to come to the first Open Home that Saturday. He rang us and asked us to come to the inspection with him. We called the agent, and found out that a contract was being signed that afternoon! We managed to get our client through the property and secured the property for him that afternoon. If he waited til the weekend, the house would already have been sold.
